Chimneys & Valleys

Where a chimney is still required for venting solid fuel or gas fire fumes, proper maintenance is essential to ensure the continuing safe performance. With the high position occupied by most chimneys, and the subsequent exposure to the worst of the weather, chimneys can suffer abrasion of the mortar and deterioration of the lead fixing. These can lead to loose bricks, vulnerability to frost damage, water penetration of the roof, and the potential instability of the stack. Where pointing is possible (only in the initial stages of mortar wear), and can be combined with a new roof installation, access equipment costs can be incorporated within the two projects, reducing costs. Re-pointing with modern mortar mastics can prolong the life and safe functioning of a chimney for many years before further maintenance is required. New, modern flashings can replace older, deteriorating leading and can prevent potentially highly damaging leaks around the chimney/roof juncture.

If the pointing has deteriorated beyond initial wear and the mortar has started to crumble, or worn deep into the joints, building regulations no longer allow new pointing to be applied on top of the old mortar and a chimney re-build is required. This involves a brick by brick de-stack down to the roof juncture and to a level where sound bricks and mortar are reached. Once this is achieved, the chimney is re-built either using the original bricks, which will be refurbished before use and any damaged bricks that are unusable will be replaced with close matches placed inconspicuously within the structure. Alternatively, new bricks can be used, ideally matching the original house bricks or as close a match as possible. The capping or cowling will be as local regulations allow in accord with the householders preference. The result will be a rebuilt chimney, safe, secure, fully functional and smart, an attractive feature of your home rather than a potential problem or eyesore. Chimney work is specialized and carries inherent risks if done incorrectly. Professional expertise in this type of work is highly recommended if not essential. Prestige Midlands have extensive experience and skills in chimney work and with this expertise we offer FREE, no obligation quotes including detailed specifications and fixed pricing to all of our customers.

Roof valleys are troughs that discard runoff water where two sections of sloped roof meet. The valleys on many older houses can comprise merely of layers of roofing paper, which can deteriorate over time. In other cases, shingles are overlapped to make a valley, and water from harsh rains can find a way under the shingles. Some valleys are formed with lead flashing or zinc channel secured under the adjacent tiles. The inherent risk with all valleys is to ensure that the connection and seal between the roof tiles and valley material is secure and avoids splash-back leaks under the tiles and roof membrane. A variety of materials are available to create valleys, some pre-formed and suitable for standard valleys, and some are flexible materials, durable and adaptable for bespoke valley construction. It is more common for valleys to be repaired or re-constructed as part of a roof replacement or ridge replacement as full access equipment is often required and it is more cost effective to combine projects. Prestige Midlands have extensive experience and skills in valley work and with this expertise we offer FREE, no-obligation quotes including detailed specifications and fixed pricing to all of our customers.
